Assigned Certification

Expert inspection and certification

On any construction project in Ireland, the building owner is required to appoint an Assigned Certifier, as specified in the Building Control Regulations. The Assigned Certifier develops an inspection plan and coordinates inspections with other members of the professional design team. They compile certificates, inspection records and other supporting documentation, which they submit on completion of the project to demonstrate compliance. 

At PEMCAS, we build Assigned Certifier duties into our turnkey solutions from the beginning, providing a seamless service. 

We are also pleased to offer Assigned Certifier services to your project on a standalone basis. This service includes (but is not limited to) the following:

  • Consult and advise on designs to ensure they comply with regulations.

  • Provide, manage and store all necessary documentation, including ancillary certificates.

  • Act as a single point of contact between the design and construction team and the BCA.

  • Communicate with stakeholders to ensure that tasks are carried out on schedule and without duplication of effort.

  • Ensure that documentation is provided through the BCMS as scheduled.

  • Ensure that the work is fully certified and registered with appropriate authorities in a timely manner to facilitate closeout, insurance and occupation.

As regulations require the Assigned Certifier to be appointed at the commencement of works, we recommend consulting with us as early in your process as possible.
