


The Client
This project involved the development of two high-profile distribution facilities within Aerodrome Business Park, southwest Dublin. From the outset, the client set an ambitious sustainability agenda, targeting the highest achievable Building Energy Rating (BER) alongside internationally recognised LEED and BREEAM certifications—all within a demanding programme for delivery.
Working in close collaboration with Keldin Engineering, PEMCAS was appointed to deliver the mechanical and electrical (M&E) services design on a design-and-build basis. Our role focused on developing efficient, robust, and fully coordinated building services solutions that supported both the operational requirements of a modern distribution centre and the client’s sustainability objectives.
The design process placed strong emphasis on energy efficiency, system reliability, maintainability, and compliance with current building regulations and certification frameworks. PEMCAS also carried out regular site inspections throughout the construction phase, ensuring that the installed systems aligned with the approved designs and that sustainability targets were consistently met on site.
Through early engagement, close coordination with the wider project team, and a detailed understanding of certification requirements, the facilities were successfully delivered to the required performance standards. The completed buildings achieved an A3 BER rating, Gold LEED accreditation, and a Very Good BREEAM rating, marking a significant milestone as the first LEED-certified distribution centre in Ireland.

Key Insights
Delivering M&E systems to this standard requires early integration of sustainability principles into the design and construction process. By addressing energy performance, system efficiency, and build quality from the outset, the project not only met its environmental targets but also delivered a facility that supports long-term operational reliability, occupant comfort, and fire safety.
This project demonstrates how well-coordinated building services design can play a pivotal role in achieving demanding certification outcomes without compromising programme or buildability.
