Our client needed a technically capable delivery partner to execute a complex, fast-track project within a fully operational facility. The scope centred on converting a 4,000 m² zone of an existing warehouse into a fully segregated, purpose-built environment to support rack-server assembly and testing for a global technology customer. Alongside this, the project required the design and construction of a new three-storey office building to accommodate engineering, IT, and business support functions—adding significant architectural and services integration demands.
Critical statutory approvals—including Planning Permission, Fire Safety Certificate, DAC, and a substantial upgrade to the site’s Maximum Import Capacity (MIC)—were all positioned on the project’s critical path. These were proactively managed through early technical engagement, detailed submissions, and close collaboration with authorities to ensure timeline certainty and risk reduction.
The technical brief also required resilient, high-performance infrastructure. The electrical system was designed with full N+1 redundancy, supported by UPS and backup generator systems to protect sensitive server-assembly operations. Mechanical cooling was delivered via high-efficiency free-air systems, also configured with N+1 redundancy to ensure consistent environmental stability under varying load conditions.
Given the pace and complexity of the programme, a full-time site management presence was essential. This ensured seamless coordination of multiple specialist contractors, maintained strict safety and quality standards, and supported uninterrupted 24/7 access to the live operational environment.

This project demonstrated the value of early alignment, disciplined coordination, and technically robust design when delivering complex works within an active operational environment. The combination of fast-track timelines, stringent resilience requirements, and the need to maintain 24/7 site access underscored the importance of clear communication and a proactive approach to risk management. Close stakeholder engagement was critical in securing statutory approvals on the critical path, while integrated architectural and engineering delivery ensured that technical challenges were resolved quickly and efficiently. Ultimately, the project highlighted that success in high-performance facility upgrades depends on practical problem-solving, reliable on-site leadership, and a commitment to maintaining quality and compliance at pace.
