Feasibility & Concept Design We develop concept designs, outline proposals and initial sketches, discussing planning strategy, potential risks and initial cost advice with you from the outset.

Developed Design We develop the design in detail through plans, sections and elevations, coordinating with engineers and other consultants while preparing planning application drawings and documentation.

Regulatory / Statutory Approvals We finalise and submit planning, FSC and DAC applications, and manage any RFI responses, further information requests or appeals that arise.

Detailed Design / Tender We prepare detailed construction drawings and specifications, coordinate all consultants, and produce tender documentation to support the tender process.

Construction We inspect and monitor works on site, manage design queries, RFIs and variations, and issue certificates and reports as required under BCAR where applicable.

Handover & Close-Out We carry out final inspections and snagging, issue practical completion certification, and collate as-built drawings, manuals and final documentation.
